If you have a yard full of mature oak trees, a covered patio that blocks afternoon sun, or just a lawn that seems to always be in the shadows — you've probably struggled to keep grass alive and green. Most grass varieties simply can't survive without consistent direct sunlight. But there's one variety of St. Augustine that thrives where others give up: Seville.

At Strada Landscape, we install Seville St. Augustine regularly throughout the Orlando area, and it's one of our top recommendations for homeowners dealing with shade. Here's everything you need to know about this variety, why it works so well in shady conditions, and how to take care of it once it's installed.

Why We Don't Recommend Floratam for Most Homeowners

Before we talk about Seville, we need to address the elephant in the room: Floratam.

If you've ever called a landscaping company for a sod quote, there's a good chance they defaulted straight to Floratam without asking much about your yard. That's not an accident — Floratam is the cheapest St. Augustine variety on the market, and it's cheap because it's the most mass-produced. But cheap doesn't mean best, and for most Central Florida homeowners, Floratam is actually the wrong choice.

What most contractors won't tell you: Floratam has poor shade tolerance and does not persist well in environments that receive less than 6 hours of sunlight daily. Its original chinch bug resistance has largely been lost over time, and it is susceptible to gray leaf spot and other diseases. It is also uniquely vulnerable to Lethal Viral Necrosis — a lawn disease with no cure that can kill an entire lawn within 3 years. Replacing infected Floratam with new Floratam will result in reinfection and death again.

Think about that for a moment. You invest in a full sod installation, the lawn dies from disease, you re-sod with Floratam again, and it dies again — within months. That's not a hypothetical. That's something that has happened to homeowners across Florida.

Now add in the fact that most yards in Central Florida have at least some shade from trees, fences, or structures, and Floratam's 6-hour minimum sun requirement becomes a real problem. The bottom line: Floratam is popular because it's cheap and widely available — not because it's the best option for your lawn.

We carry premium varieties because we want the work we install to last. Seville is one of those varieties — and in shaded yards, it's in a different league.

What Makes Seville Different from Other St. Augustine Varieties?

Not all St. Augustine grass is created equal. Seville is a standout variety that thrives in both full sun and moderate shade while delivering a rich, dark green color and soft texture underfoot. With its finer textured grass profile and dwarf growth habit, it's equally suited for natural-looking lawns across Central Florida.

It is the most shade-tolerant of all St. Augustine varieties, requiring only about 3 to 4 hours of sunshine each day — though it does just as well in full sun as long as it has proper irrigation. That's a meaningful difference from Floratam's 6-hour minimum.

What Does Seville Look Like?

One of the first things homeowners notice about Seville is how refined it looks compared to standard St. Augustine. It is a dwarf cultivar with a much finer blade than Floratam — blue-green in color with excellent color retention year-round.

Because of its compact, low-growing habit, even if the weather prevents mowing for a stretch, your lawn won't take on a shaggy, overgrown look. That's a practical benefit for busy homeowners and one less thing to stress about during Florida's rainy season.

How Much Sun Does Seville Actually Need?

Seville thrives in full sun to moderate shade, ideally receiving 4 to 6 hours of direct or filtered sunlight per day. Less than four hours can cause thinning and reduced lateral growth over time.

If you're working with a yard that gets less than four hours of light, there are things you can do. Selectively pruning tree branches or shrubs to increase light penetration is one of the most effective steps — sometimes opening up the canopy even slightly gives Seville just enough to stay thick and healthy.

Honest advice: If an area truly gets almost no sun at all, grass may not be the right answer. Ground cover plants like Asiatic Jasmine or Liriope are typically better options in those cases. We'll always have that conversation with you before installation rather than selling you something that won't thrive.

Key Benefits of Seville for Central Florida Homeowners

Beyond shade tolerance, Seville brings several other advantages that make it a strong choice for Orlando-area lawns:

How to Care for Seville Sod

Once your Seville is installed, proper maintenance keeps it thick, green, and healthy year-round.

Care Task Recommendation
Mowing Height 2 to 2.5 inches. Never remove more than 1/3 of the blade in a single mow.
Watering 1 to 1.5 inches per week during growing season. Twice weekly in summer, once weekly in spring/fall. Always water in the morning.
Fertilizing 3–4 times per year during active growth. Balanced fertilizer in early spring, nitrogen in late spring, nitrogen + iron in mid-summer, potassium in fall. No fertilizer after mid-October.
Thatch Avoid over-watering and over-fertilizing, which cause thatch buildup. Rake out if it accumulates.
Pest Watch Inspect lawn edges regularly for chinch bugs. Look for irregular yellow/brown patches near driveways and walkways. Treat quickly at first signs.

Is Seville the Right Choice for Your Yard?

Seville is an excellent fit if your lawn has partial shade, a mix of sun and shadow throughout the day, or mature trees that limit how much direct light reaches the ground. It's also the right call if you want a finer-textured, lower-growing lawn that looks polished with regular maintenance.

It is one of the best shade-tolerant turf grasses for residential lawns in Central Florida — especially if you want a grass that tolerates moderate shade while maintaining a vibrant green year-round.

If you're unsure whether your yard gets enough sunlight for Seville — or any grass — we're happy to walk the property with you before quoting the job. At Strada Landscape, we take the guesswork out of the process so you end up with the right grass in the right place, installed the right way.
